Do they open/close easily?

Go around your home and physically check your windows. Undo any lock or latch on each individual window, and open up the window as far or as wide as it will go. It should move rather smoothly from a fully closed position to a fully open position.

If it doesn’t, clean its hinge or tracks. If, after cleaning, it still does not fully open or close with ease, then you need a replacement window.

Is there any air leaking in?

Close your window and lock it. Start feeling around the edges and seams for open air pockets. This works particularly well when the temperatures inside the house and outside the house contrast with one another.

Air leakage may also manifest in the form of condensation or water droplets, which can lead to mold developing around the corners of the window. In the winter, your windows may even freeze. If you catch the problem soon enough, you may be able to fix the problem by adding gasket or foam insulation.

Is the window currently broken or in need of replacement parts?

During your inspection, broken or missing parts should become obvious. Is your window lock easy to use and does it secure the window? Is the window glass cracked or shattered? Are the treads on the window worn or dirty? Do you have a window screen?
